Our Home Owners Association amenities include a personal concierge service that welcomes every opportunity to prepare your home for arrival, organize a day at the close-by Brundadge Mountain Ski Resort, secure a spot for your boat in one of our private boat slips on Payette Lake, or arrange a memorable outdoor adventure exploring the vast recreation options that surround McCall, Idaho.
On site, owners enjoy a variety of our own private recreational amenities that include the Ranch House and Pool House, pool and year-round hot tub, and white sand beach with a convenient canoe launch.
At the edge of the Payette River, owners will find our Fishing Shelter and reservable, concierge-serviced campsites stocked with water, firewood, and food. Along our private two and half mile river bank, the river’s clear mountain waters welcome every opportunity to fish year-round and have been known to be home to trout over 20 inches long.
In addition to river access for fishing and rafting, are our five purely-fed, man-made lakes.
The River Ranch bike path extends throughout the property and connects out to the popular McCall area bike trail system. In the winter months, the Ranch path is transformed into professionally-groomed cross country ski trails that wander throughout our private and pristine location.

River Ranch Community Amenities
Five Private Lakes Totaling 30 Acres: Pristine, fresh-flowing lakes within the ranch are accessible to residents for fishing, canoeing, kayaking, and rowing.
2.5 Miles of Payette River Frontage: Access to all residents for fishing and paddling sports provided through 80 acres of Community Conservation Areas.
1.5 Miles from Downtown McCall and Payette Lake: Easy and fast access to downtown restaurants, and shopping by vehicle, bike or walking.
7.5 Mile River Ranch Trail System: For biking, running and groomed winter Nordic skiing; connects to City of McCall’s 30-mile Bike trail system.
Community Ranch House: This community gathering place is set on one of our private lakes. Outside, the Ranch House features a pool and hot tub, BBQ area, and sandy beach. Inside, the Ranch House offers a place for neighbors to gather with seating areas and a gourmet catering kitchen available for use for fêtes of all sizes.
Member’s Cabins near Ranch House: Today the classic Trapper Cabin offers a quiet escape and rental option for residents to use for their guests. Future plans include additional cabins for similar rental use.
Payette Lake Boat Slips at Mile High Marina: Private entry for River Ranch residents at this full-service marina conveniently located in-town on the southern shore of Payette Lake, “the Lake Tahoe of 50 years ago.”
Riverside Family Picnic Shelter: Rustic gathering area for picnicking and fishing access to the Payette River.
Picnic Boat on Payette Lake: Private, electric boat seats eight and is available for River Ranch residents.
Key Community Features
Concierge Services: Available to residents for activity planning of anything from river rafting excursions to a perfect date night in McCall.
Entry Gatehouse: River Ranch will be a private gated community.
Trees: Approximately 3,500 mature trees have been plated to date in Phase 1. An on-site nursery holds another 1,500 mature trees.
Historical Water Rights: We provide fresh water to our lakes and all community landscaping. River Ranch also has a 120-million gallon per year well system as a backup if needed.
City Water: Supplied for domestic use at all home sites and for fire protection.
Utilities: Underground power and telephone lines are dedicated to each parcel. Broadband is also available through the local phone company and Frontier Communications.
Sewer: Each parcel is approved for an on-site septic system.
Zero Debt: All land, infrastrcutrure, utilities, roads, bike paths and member amenities are being accomplished with no debt.
HOA Fees: The $350 a month fee covers maintenance of resident amenities that include use of the electric boat, boat slips, interior road maintenance and snow removal, community and partial home sites irrigation, maintenance and operation of lakes and water features, and maintenance of the trail system which includes winter grooming.
Hospital: St. Lukes McCall Medical Center is 1.8 miles from the gatehouse.
