River Ranch began as a profitable seed-oat and working-cattle ranch owned by friends of three decades, the Judd and Diane DeBoer and Dennis and Kathy Hart families. Situated on the edge of McCall with two-and-a-half miles of scenic river frontage, the families’ long envisioned a residential community that would reflect the high mountain beauty of an area they had grown to love passionately, as well as creating a lasting link with McCall – a legacy that might be realized and perpetuated through their children and grandchildren.

The Hart and DeBoer families were clear on one thing going into the planning of the River Ranch community: they wanted an environment that retained the look of a ranch, with lots of open space and water. After looking at a number of different development concepts, the decision was reached to create a more natural development that would preserve and enhance the inherent beauty of the land. They also agreed that it was important to provide an atmosphere and amenities that reflected the personality of the McCall area. These decisions form the differences which set River Ranch apart from other residential communities in the McCall area.

Lot contouring to enhance privacy and separation – So far, in excess of 550,000 cubic yards of dirt have been moved (the four intake towers at the Hoover Dam contain 600,000 cubic yards of concrete in comparison) to build the development. What this means to our homeowners is that great care, extensive effort and specific engineering have gone into massaging the land at the ranch into gentle rolling, grass-covered landscaping and lakes – which work together to create a private and exquisitely beautiful estate parcel setting. Now add thousands of mature trees (5,000 and counting) planted from the developers own adjacent nursery where you can still easily see some of the 2,500 trees currently being expertly maintained – some as tall as 40 feet. This means that even though building envelopes are already located more than half a football field away from each other; you will also have plenty of beautiful deciduous and evergreen trees planted on and around your parcel’s rolling contours to provide plenty of privacy while ensuring uninterrupted view corridors to the surrounding water and mountains.

Proximity to the airport – For our homeowners who have their own aircraft or are pilots, the airport near the property is a pleasant surprise. If you can’t stand the sound of an airplane or two droning about in the afternoon, this is not the place for you. If you think that is marketing verbiage – become a qualified and interested party and plan a free stay for a weekend in our luxurious cabin and let us prove it. Our close proximity is no different than anywhere else in town and it is a convenience loved by the homeowners who fly and those who just like to watch an occasional plane.

We know you will find that our proximity to Boise is also convenient as well as simply a beautiful 98-mile drive along the Payette River through some of the most picturesque river and alpine valleys in Idaho – probably why the highway is designated a scenic byway by the state. If you prefer, there is a charter connection from Boise to McCall getting you to your home in as little as 45 minutes.

Ranch amenities – Gatehouse entry, private guest cabins near the luxurious ranch house with pool, beach, Jacuzzi and picnic facilities, ski-in ski-out lodge at Brundage, river-access for all owners and guests, rustic hand-peeled log and rock, riverside fishing shelter, concierge service, easy access to the city bike path leading downtown and the lake as well as south along the Valley County Pathway trail system which will eventually link McCall, Donnelly and Cascade, over 3 miles of private roads and over 7 miles of hiking trails and groomed cross-country ski and snowshoe trails through conservation land and along the river.
