Do a River Ranch architect and builder have to be used to design and build a new home?

No, but River Ranch will be happy to provide owners with a list of preferred vendors.

Is there a time requirement to begin construction?

No, however, there will be a maximum allowable time for a home to be completed once construction is started.

Who reviews home plans prior to a home being built?

All home plans must be submitted to the River Ranch McCall Design Committee with an administration fee of $1,000. All plans are subject to approval by the board prior to application for a building permit from the City of McCall. Upon completion of a final design review and obtaining all required permits, a refundable construction-security deposit of $5,000 will be paid and a pre-construction conference held.

Are there size requirements for homes in River Ranch?

The minimum required residence size is 2,400 square feet with a minimum ground-floor area of 1,800 square feet of living area or 60% of the total living area. The maximum residence size is limited to 10,000 square feet of living area. Maximum residence height is 35 feet.

Why are two structures required on each homesite?

The construction of more than one structure per homesite will provide visual appeal and character to the ranch. Primary residences and accessory buildings will be clustered together to preserve the openness of the ranch (if a garage is the second structure, it may be attached to the main structure by a breezeway).

Can a home be built anywhere on a lot?

No. All structures will be located within the boundaries of a predetermined construction envelope.

What are the requirements for driveways?

All driveways shall be hard paved and be a minimum of 10 feet and a maximum of 14 feet wide.

Are utilities already run to each building site?

No, utilities shall be run underground from the service point of connection to the home.

Is River Ranch on the City of McCall sewer system?

No, each homesite will have an individual septic/drain field system.

Will a well have to be drilled on each homesite?

No, River Ranch homeowners will be obligated to connect to the City of McCall water system.

Is a landscape design plan required?

Yes. A landscape design plan for property around the construction envelope and within the predetermined landscape envelope shall be submitted to the River Ranch McCall Design Committee for approval. The use of non-native plants and landscaping materials will be discouraged and invasive species will be prohibited. 

Does the acreage outside the landscape envelope have to be maintained by the homeowner?

No, the River Ranch Homeowners Association is responsible for maintaining all portions of a homesite outside of the predetermined construction and landscape envelopes.
